One Weybosset Hill:
Renovations, New Trends, New Name
Following the acquisition in September 1998 of the former Blue Cross Building at One Weybosset Street, Providence, Paolino Properties of Providence set forth to upgrade and improve the seven story office building constructed in 1970.
Today, this multi-tenant office building is named "One Cookson Place" with 124,900 square feet of now "Class A" prime Downtown Providence office space and is the proud home to Cookson America, Log on America, Blue Cross/Blue Shield of Rhode Island, and several other tenants.
Located at the southwest corner of Empire and Broad Streets, this building stands just east of I-95 and just blocks southwest of Providence's financial and Central Business Districts. This building, once described as a "white elephant" and not very attractive, has been extensively renovated both inside and outside including both its surface and underground parking facilities.
The renovations included the Weybosset Street entrance, foyer, elevators, HVAC system on all floors, exterior marble stone tiles, improved lighting, restrooms, and renovated parking facilities.
This building, which occupies a 45,260 square foot site, showcases its sixth floor as home to Log On America (LOA) and its seventh floor as home to Cookson America. Both floors are elegant in design, with large glass enclosed conference rooms, security enhanced entrances, mahogany woodwork as well as offering spectacular views of Providence. Cookson America has replicated certain features and designs from their world headquarters in London. The building's location is greatly enhanced by the heavy fiber-optic access available. Renovations to both floors were completed in late fall of 2000.
The attractiveness and marketability of this building is also enhanced by the fact that it has large floor plates without columns. Combined with over 350 on-site parking spaces, the floor space and renovations are key features in attracting tenants.
As Providence's oldest family owned real estate firm, Paolino Properties has now added One Cookson Place to its well known and extensive inventory of previously underdeveloped properties which now have been redeveloped into first class office and retail space.
